The Real Cost of Buying Land in Abuja: 5 Fees Buyers Forget

The advertised price is rarely the amount you pay. Legal fees, survey costs, and levies typically add 8–15% to an Abuja land purchase — here is how to budget for them.

Surveyed plots and access roads in a gated Abuja estate

An estate advertises a plot at ₦28,500,000 and you assume that is the number that matters. Then legal fees, survey and beaconing, a development levy, a service charge, and a road contribution arrive — and the true cost lands ₦3.4m higher. Across the estates OnBuild tracks in Guzape, Apo, and Garki, extra costs range from 5% to 15% of the headline price.

This covers the title search, preparation of the deed of assignment, stamp duty, and registration. On a ₦28.5m plot expect ₦900,000 to ₦1,800,000 depending on the title type. Allocations and R of O transfers tend to cost more to perfect than a straightforward C of O assignment.

2. Survey and beaconing (₦300,000–₦520,000)

Never buy a plot that has not been beaconed for you. A licensed surveyor re-establishes the corner pillars, checks the plot against the layout, and confirms there is no overlap with a neighbor. This is the cheapest insurance in the entire transaction.

3. Development levy (₦350,000–₦1,200,000)

Estates charge a one-time levy to fund grading, drainage, and shared infrastructure. Ask what it covers and when it is due. A levy that is 'payable on allocation' is different from one triggered at building approval.

4. Estate service charge (₦150,000–₦480,000)

Gated estates charge annually for security, waste, and common-area maintenance. Confirm whether the first year is bundled into the purchase price and how the charge has moved over the last three years.

5. Road and infrastructure contribution (₦100,000–₦1,100,000)

Where the estate connects to a trunk road or extends power and water, buyers usually share the cost. Premium estates in Guzape charge the most; centrally served estates in Garki charge the least.

How to budget the true cost

  • Add 10% to the headline price as a planning baseline, then adjust per estate.
  • Ask for the full extra-cost schedule in writing before paying a deposit.
  • Treat any 'no extra costs' claim as a signal to check the title trail harder.
Budget the fees before you fall in love with the plot. The cheapest land is the one with no surprise invoices after payment.
